Žabljak vs Kolašin: Which Mountain Resort to Invest In

28 October 2026 · The Invest-Me team — owners of a working rental business in Žabljak

Don't choose between names, choose between two sets of numbers: what entry costs, how many months a year the property earns, and how fast you can sell it. We know Žabljak from the inside and Kolašin we do not. So here is an honest comparison frame: dated figures for Žabljak, and for Kolašin the list of things to demand from the seller before any comparison.

We run four houses in Žabljak with a 9.2 Booking rating (56 reviews). We have no booking statistics of our own for Kolašin and won't borrow numbers for it.

What we know about demand for the two resorts

Kolašin is searched as a ski destination more than Savin Kuk: "kolasin 1600" 8,100 monthly impressions, "savin kuk" 5,400, "kolasin ski resort" 1,900 (Keyword Planner, August 2026, geo ME+GB+DE). Kolašin 1600 and 1450 are the resort's two ski areas, while Savin Kuk is Žabljak's single centre.

But Žabljak has what that table lacks: Durmitor National Park, Black Lake (3 km from our houses) and summer hiking. "Durmitor" gets 27,100 monthly impressions in Serbian, "durmitor national park" 18,100 in English. For rentals that means a second peak independent of snow. We cover winter in Savin Kuk ski season guide.

What does it cost to get in

In Žabljak, house asking prices are €1,824/m², up 35% year-on-year (Estitor, August 2026). The market estimate for Durmitor and Savin Kuk is €1,200–2,200/m², for mountain resorts overall €1,000–1,500/m² (Invest-Me demand digest, Q3 2025).

We give no Kolašin prices here: the project has no verified source. Take the price per m² from three to five live listings of the same type (a house, not an apartment in a complex) and compare it with Žabljak's price from the same date. Property types are often mixed up: a new-build apartment and a detached house can't be compared per metre. Ranges by type are in how much a house costs in Žabljak.

Seasonality: where is the off-season shorter

Compare by month, not by year. Our complex per Booking statistics: New Year 80–100%, January–March about 75%, summer 75–80%, April–May about 55%. We name the weak months ourselves: April and May, around 55%.

For Kolašin ask the seller for the same table: monthly occupancy for the last two years, exported from Booking or Airbnb. If a seller quotes an annual percentage without the monthly split, treat it as a signal. The annual figure hides exactly the off-season you are trying to compare.

Yield and liquidity

Typical net yield for mountain apartments is estimated at 3.5–5.5% (Invest-Me demand digest, July 2026). Our complex shows about 10–11% net on the €280,000 price: gross €48–56k a year minus the Booking commission (about 15%) and costs. That is one operating business, not a Žabljak average, and it cannot be transferred to any house.

On liquidity, honestly: in Žabljak listings sitting 8+ months are normal (Estitor, Realitica; our listings review, August 2026). We have no data for Kolašin; ask a local agent how many properties sold in a year, not how many are listed.

A short checklist for either resort

Question to the seller Why
Monthly occupancy for 2 years Shows the off-season
Booking/Airbnb export, not a screenshot Verifiable income
What is included: brand, account, guest base That is what makes it an operating business
Winter costs: heating, snow clearing They eat revenue at the peak
Tax value of the property €150,000 residency threshold

On residency: the threshold does not depend on the region, a tax value of at least €150,000 (no threshold for EU/EEA/Swiss citizens); conditions as of 17.01.2026, check with a lawyer.

Our experience

We chose Žabljak because we ran real numbers: a cheaper house, €65–130 a night in season, two peaks a year. Our early mistake was underestimating winter heating and snow clearing; budget winter separately from summer. Check any resort, Kolašin included, the same way.

Want to see what a verifiable figure looks like? The Family House Pleme page has a calculator, and we send the Booking export by season on request. Market and conditions as of publication (October 2026); verify them with a lawyer and an accountant. FAQ

Which is the better investment, Žabljak or Kolašin?

There is no one-line answer and we won't invent one. We know Žabljak from inside: the Durmitor national park, two seasons and our own booking statistics. We have no first-hand data on Kolašin, so compare by the monthly occupancy of the specific property, not by the resort's name.

How much is a square metre in Žabljak?

House asking prices in Žabljak are €1,824/m², up 35% year-on-year (Estitor, August 2026). For Durmitor and Savin Kuk the market estimate is €1,200–2,200/m² (Invest-Me demand digest, Q3 2025). These are asking prices; closed deals usually involve negotiation.

Which resort is more popular in search?

Per a Keyword Planner measurement (August 2026, geo ME+GB+DE) 'kolasin 1600' gets 8,100 monthly impressions, 'savin kuk' 5,400 and 'kolasin ski resort' 1,900. Interest in Kolašin as a ski destination is high, but search demand is not the same as a property's occupancy.

Can I get residency by buying in either resort?

The threshold does not depend on the region: a tax value of at least €150,000 (no threshold for EU/EEA/Swiss citizens). Conditions as of 17.01.2026; check them with a lawyer before signing.
